What Thirty Years in One Factory Teaches You About Fitting Out an Office

Most furniture companies sell what's in the catalogue. We've always worked the other way round: you tell us what the space needs to do, and we take it from there. That's been the case since 1991, and it's only possible because of something most of our clients don't think about until they need it, which is that around 80 per cent of what we supply is made in our own factory in Hartlepool.

It sounds like a manufacturing detail. In practice, it's the reason an office fit-out actually goes to plan. When EDF Energy needed their survey laboratories at Hartlepool Power Station completely refurbished, alongside a series of separate office projects over the years, they weren't buying furniture off a shelf, they were buying a team that could design around a working power station, build to the exact spec that environment demanded, and fit it without the whole thing grinding to a halt. That's not something you can promise convincingly if you're reselling someone else's stock.

Whichever the room actually needs

Offices rarely arrive as a blank canvas. There's an awkward reception area, a boardroom that needs to double as a breakout space, a budget that doesn't quite stretch as far as the wish list. When Interfloor ordered a range of furniture for their new offices, what mattered wasn't just the finish, it was getting a range that actually worked for the space and the budget together. Why the Best Hotel Fit-Outs Are the Ones Nobody Notices

Walk into a well-fitted hotel room and you won't clock the joinery. You'll notice the bed's comfortable, the desk's at the right height, the wardrobe doors close properly and the whole room just feels right. Nobody checks in and admires the skirting. That's rather the point. The best fit-out work is invisible: no gaps, nothing that catches, nothing that reminds a guest that a room was ever built rather than simply always existing.

Getting there is harder than it looks, and hotels have less room for error than almost any other sector we work in. Every room out of service is a room not earning, so installation speed isn't a preference, it's the whole business case. Interior designers need a maker who executes their vision exactly, not approximately, down to the finish and the fixings. And whatever gets built has to look five star on opening night and still hold up after the thousandth check-in, not just survive the photoshoot.

Same hands, every room

Whether it's forty identical rooms across a new build or forty subtly different ones in a listed building being converted, the job is the same underneath: one idea, carried through every door, by the same people who designed it. That consistency is what makes a corridor of rooms feel like one hotel rather than forty separate jobs stitched together. Batch runs and bespoke pieces both come out of our own factory in Hartlepool, so a run of identical headboards and one custom reception desk can be on the same production schedule, built by the same team, to the same standard.

Built to survive being lived in

Hotel furniture takes a different kind of punishment to a classroom, but it's punishment all the same: cases dragged across it, guests who don't treat it as their own, housekeeping teams turning rooms around in minutes rather than hours. Commercial grade durability with a residential grade finish isn't a contradiction, it's the actual brief, and it's one we've been working to since 1991.

Rooms back on the date you agreed

Design, manufacture and installation under one roof means the person who measured the room is accountable for the piece that goes into it. No handover between a design studio and a separate manufacturer, no version of the brief getting lost somewhere in the middle. The Two Tests Every Piece of School Furniture Has to Pass

A classroom chair gets tested twice. The first test happens in our factory, where it's built to a spec and checked against it. The second test happens on a Tuesday morning in September, when thirty Year 8s arrive, and it doesn't stop until the last bell in July. Tipped back, dragged across a hard floor, stacked, dropped, sat on by someone twice the size it was designed for. Most furniture is built for the first test. We build for the second.

That difference matters more than it sounds like it should, because school furniture doesn't get bought the way office furniture does. There's a fixed budget, a capital bid cycle, and a six week window over the summer holidays to get it all in and working before the doors open again. Miss that window and you haven't just missed a delivery date, you've missed the only chance you'll get until next summer. So durability isn't a nice-to-have on a spec sheet. It's what stands between a facilities manager and a very difficult September.

Fitting the room you've actually got

No two schools are built the same. Some are neat, modern blocks with square rooms and standard doorways. Others are Victorian corridors with sloped floors, listed features, and a library where not one wall runs straight. Catalogue furniture doesn't know the difference. It arrives in a standard size and either fits or it doesn't.

Because we design and make everything ourselves, in our own factory here in Hartlepool, that's not a problem we have to work around. An awkward alcove or a non-standard classroom shape isn't a different supplier or a six week wait, it's a different cutting file. Standard range or fully bespoke, whichever the room actually needs, it comes off the same machines, from the same team, in the same timeframe.
